Types of Title Insurance

Owner's Policy

Protects the buyer against loss from defects in title that arose prior to the date of the policy. The face amount is typically the purchase price of the property.

Lender's Policy

Required by most mortgage lenders. Protects the lender's interest in the property and is based on the loan amount rather than the purchase price.

  • Lender commitment letter received
  • Homeowner's insurance confirmed
  • Final walk-through completed
  • Closing disclosure reviewed (3 days prior)
  • Funds wired or cashier's check arranged

At the Table

  • Government-issued photo ID
  • Cashier's check or wire confirmation
  • Copy of purchase agreement
  • Homeowner's insurance policy/binder
  • Any documents from your lender
  • Social Security number (for IRS forms)

After Closing

  • Title insurance policies issued
  • Deed recorded with county auditor
  • Keys and access codes handed over
  • Final settlement statement retained
  • Warranty deed copy filed safely
  • Update utilities and address records
